Canada Mortgage and Housing has released their Fall 2009 Rental Market Reports.  They indicate that “Ontario vacancy rates increase – rising to 3.5% in October form 2.7% one year earlier.”  “Notable factors weighing on rental demand include:  improved home ownership affordability, weaker youth labour markets, declining international migration and increasing supply pressures. 

Based on the Ontario Highlights, all major areas have experienced upward trend in vacancy rates.  The London CMA moved up to 5% from 3.9%.  The City of London showed an increase from 3.7% to 4.8%, while St. Thomas moving up to 6.1% from the 2008 level of 3.7%.

The latest Real Estate Weather Report has now been posted in the Valco Publications Library.  “It is the best of times and the worst of times” The November issue deals with the Industrial Market in London and St. Thomas, providing an overview of the limited number of transactions which have taken place in 2009 and my opinion that it is a “Buyers Market”  and on the coming downward pressure on the market .  Read it here
