Preparing for your appraisal
The following information will aid in the timely completion of an assignment. All the items listed may not apply to your particular assignment:
¨ Full name(s) and address report is to be sent to along with invoice
¨ Email address if PDF copy of report will be required
¨ Name and phone number for contact person to inspect the property.
¨ Letter of authorization allowing the appraiser to obtain information from utility companies, regional assessment office (MPAC) and municipal office as required.
¨ List of any known outstanding work orders, or cost information with regard to problems if any associated with the project. Cost of any anticipated capital expenditures planned for the property after purchase.
¨ Legal description and site survey or reference plan for the site
¨ Building plans if available
¨ Copy of the current rent roll showing existing or previous rental rates and lease term and conditions. Copy of lease contracts for retail or office space.
¨ Past two years operating income and expense statements and current year budget
¨ Copy of current tax notice - showing assessed value and taxes for past two years. Has the assessment been appealed?
¨ Copy of past 24 months hydro, gas, and water bills - if any utilities paid by tenants
¨ Copy of insurance policy or amount of insurance and premium
¨ What chattels are included in the ownership of the property
¨ Is the property currently offered for sale or under contract to purchase? Provide particulars of listings, along with copy of offer to purchase. Has property been listed for sale in the past 3 years, please provide details if available.
¨ If for mortgage purposes anticipated mortgage amount, interest rate and amortization
¨ Is there an existing mortgage on the property which could be assumed by a purchaser? If yes please provide outstanding balance, term to expiry and PI payments.
