RETAIL BUILDINGS
Valuations of retail buildings include detached single tenant complexes, as well as large multi-tenant plaza's and shopping centres. This includes national drug stores, fast food and fine dining restaurants and a variety of retail establishments. Analysis has been completed on owner operated buildings, leased buildings and vacant buildings, for purposes of power of sale, estate planning, share valuation, family trust transfers etc. Detailed rental analysis accompanies most reports and where applicable a Discounted Cash Flow (Argus Program) analysis which is required in the analysis of these income-production properties.
INDUSTRIAL BUILDINGS
A wide variety of industrial buildings have been appraised ranging in size from small owner occupied 2,000 square foot buildings to large single tenant and multi-tenant buildings in excess of 500,000 square feet. These facilities have been located in Southwest Ontario from Windsor to Kitchener-Waterloo and from St. Thomas to Owen Sound. In addition to the auto manufacturing sector, users have included cold storage facilities, recycling depots, cross dock facilities, warehouse operations, food processing plants and general manufacturing operations. OFFICE BUILDINGS
Office buildings in the core and suburban areas have been appraised in various communities in southwest Ontario. This includes hi-rise and walk-up buildings, as well as converted buildings. Medical office buildings, large law offices, professional offices and general office buildings have completed. Detailed rental studies for provincial agencies and local municipalities have also been completed.
MULTI-FAMILY RESIDENTIAL BUILDINGS
Reports have been prepared on a wide range of apartment and townhouse structures providing valuation estimates for current market values, as well as retrospective values for GST purposes. Projects range from simple duplex buildings to large portfolios of hi-rise apartment buildings. Existing and proposed structures have been appraised for a wide variety of reasons.
VACANT LAND
Within this category, most types of vacant land have been appraised. This would include residential subdivisions, apartment building sites, retail developments, industrial sites and a range of commercial sites. Woodlots, open space land, conservation land and general farm lands have also been appraised.
SPECIAL-USE PROPERTIES
Golf Courses
Valuations on a variety of golf courses including championship courses, regulation courses and executive courses have been completed throughout Southwest Ontario. In excess of 27 golf courses have been appraised ranging from a nine-hole public course to a 27-hole championship multi-facet private course. A partial list of these facilities include Savannah Golf Links, Ingersoll Golf and Country Club, Greenhills Country Club, Echo Valley Golf Club, Whistle Bear Golf Club, Oxbow Glen Golf Course, Cobble Hills Golf and Ski Club, Indian Hills Golf Club, The Fox Golf Club, Bayview Golf Club, Baldoon Golf Club, Dorchester Golf Club, Country View Golf Course, Bear Creek Golf and Country Club, Dutton Golf Club, The Willows Golf and Country Club, Westminster Trails, Innerkip Highlands Golf Club, Gentleman Creek Golf Course, Tillsonburg Golf and Country Club, Forest Golf and Country Hotel, and Greenwood Golf Club. Included within this grouping are facilities which included a hotel, a ski hill and an indoor tennis facility plus golf dome.
Self Storage Facilities
Several facilities have been appraised including a large portfolio of buildings located in London, Toronto and St. Thomas. Valuations include detailed analysis of primary comparable facilities and the utilization of a comprehensive data bank of facilities throughout Southwest Ontario. Sizes varied from the small "ma and pa" operations to the large national operators.
Retirement/Nursing Homes
The health care industry continues to provide a valuable stream of work given the fact that the "baby boomers" are now approaching the age where either they must take care of their aging parents or their own requirements necessitate assistance. Facilities include retirement homes, nursing homes and combination operations. Assignments are generally required by larger national companies, although several smaller operations have also been completed.
Hotels and Motels
The hospitality industry has been a constant source of employment during the last fifteen years. Reports include national as well as independent facilities throughout Ontario including London, Sarnia, Guelph, Kitchener-Waterloo, Toronto, Chatham and Windsor. Assignments include major downtown national hotels as well as a variety of smaller hotels/motels. The valuations have been used for litigation purposes, power-of-sale proceedings, portfolio asset allocation and mortgage financing. A comprehensive data bank for the Southwest Ontario region is maintained and includes hotel inventory, income and expense ratios, ADR's, RevPar, etc. A partial list of these facilities and/or national brands include Comfort Hotel, Journey's End, Station Park Hotel, Travelodge, Compri Hotel, Ramada Inn, Howard Johnson's and a variety of smaller independent hotel/motel operations.
Car Dealerships/Carwashes/Truck Related
The automotive sector is a special area of work with both new dealerships and existing dealerships having been completed. Given the economic climate of the North American auto industry this sector is a unique real estate property. Both existing dealerships, as well as to be built facilities have been appraised. As is common with "special use" facilities feasibility rental analysis are prepared in the determination of an appropriate rental rate. In addition, both drive thru, wand and automatic car wash facilities have been completed for a wide variety of reasons. Many truck related sales and service facilities have been completed throughout Southwestern Ontario with several situated along the 401 corridor.
Expropriations/Easements/ROW
A variety of assignments have been completed involving right of ways, easements and both total and partial takings for expropriations. Clients include municipalities, provincial and federal government agencies and individuals directly affected by these situations. Several court appearances supporting our findings have been successful. More specifically this includes road widenings, temporary and permanent easements, partial and total acquisitions and sewer easements. In excess of 70 expropriation reports have been completed to date.
COURTS AND BOARDS
Appearance as an expert witness before various courts and boards has been undertaken as a result of appraisal assignments. Successfully appeared before the Ontario Municipal Board and The Superior Court of Ontario in defending numerous appraisal reports. Several reports were prepared in anticipation of court but were successfully resolved prior to attendance in court.
REVIEW APPRAISALS
The review of appraisal reports prepared by other appraisers and consultants have been completed to assist the legal field in assessing possible litigation and/or to determine the reasonableness of the report.
RECREATIONAL PROPERTIES
Within this category, such properties such as arenas, trailer and mobile home parks, marinas and bowling alleys have been completed. A number of these facilities have been completed by Valco Consultants during the last 5 years with an extensive data bank on file. The ability to analyze cash flow expense ratios and management has provided acceptance and recognition within this segment of the market.
