Areas of Practice

MULTI-FAMILY RESIDENTIAL BUILDINGS

Assignments have been completed on existing or proposed low rise to high rise multi family project comprising of 5 plus units including townhouses as well as boarding houses. Also combination of office/retail and residential facilities have been valued. These assignments were completed for refinance purposes, to assist in acquisition decisions, mortgagee disposals, estate planning. These properties involved investment portfolios, condominium conversions for home ownership purchases or investment opportunities.

INDUSTRIAL BUILDINGS

Appraisals have been completed on new to obsolete industrial properties, some on a portfolios basis others on an individual basis. Multi and single tenant facilities have been valued either on a fee simple or leased fee basis. The facilities included food processing, automotive manufacturing, abattoirs, general manufacturing. Assignments have been undertaken to consider alternative uses for older non functional buildings, rental studies for lease negotiations have also been completed.

RETAIL BUILDINGS

In valuing leased retail investments, the Discounted cash Flow has been utilized currently involving the Argus Program. Retail property appraisals have been undertaken in large urban core areas as well as rural downtown communities. These assignments also comprised of doing rental studies on single tenant commercial properties or mixed use holdings whether, it be free standing or enclosed malls. These analyses involved "A" investment opportunities to high risk, poorly managed properties which included considering re positioning of the property into the investment stream.

OFFICE BUILDINGS

Single and multi tenant office buildings have been valued, troubled projects and others well operated investments. Numerous office rental studies have been completed in urban and rural centres to assist in lease negotiations for various government, municipal agencies as well as the private sector. Assignments have included fee simple leasehold and lease fee properties.

VACANT LAND

Reports have been completed on varying types of land including wetlands, open space properties, wood lots, agricultural holdings. Assignments on speculative development parcels for townhouse, single family and low/hi rise uses have been completed. Reports have been undertaken on properties subject to various easements and restrictive covenants. Commercial, industrial and mixed use sites have been analysed for a multitude of purposes including litigation, acquisition purposes, refinancing or dispositions, under normal market conditions or distress scenarios.

SPECIAL-USE AND VALUE IN USE PROPERTIES

These would include student housing, marinas, life lease and restrictive use residential projects, Big Box facilities, farmers and flea markets, seasonal and year round mobile home parks as well as campgrounds, fast food restaurants, service stations, car washes, long term care facilities, retirement homes, parking lots, mini-storage warehousing, car dealerships, owner-occupied and lease-back arrangements, recycling facilities, dental, medical and veterinarians clinics, restaurants, day acre facilities, taverns, schools and churches, green houses plus valuation of contaminated sites. Involved in appraising environmentally sensitive properties for the Eco-Gift program under Revenue Canada initiatives and completing assignments on development land projects as well as preparing reports on behalf of clients for Conservation Easements and Provincially Significant projects. Completed an assignment on the impact of a special use property on surrounding property values.

FULL OR PARTIAL TAKINGS

Appraisal assignments for right-of-way situations including full or partial takings for roads and hydro transmission lines have been undertaken, on a wide range of urban and rural properties. Consideration given to the value of the actual land taken, along with potential Injurious Affection and temporary easements.

COURTS AND BOARDS

Appearance as an expert witness has been undertaken as a result of appraisal assignments for partial takings and matrimonial decisions. Participated in mediation matters.

REVIEW APPRAISALS

The review of peer appraisal reports for litigation purposes.

A Selection of Presentations

Participated in a public forum, regarding a contaminated community and annually co-ordinate a two day seminar for the Appraisal Institute of Canada on current economic and appraisal matters. As well as put seminars on for various private companies and financial institutes.
