Experience
2007 to Present Real estate consultant/appraiser with the firm Valco Consultants Inc. Completed a wide variety of commercial, industrial, special use and agricultural appraisals throughout Ontario. At Valco Consultants Inc. I specialize in the appraisal of agricultural properties.
2004 - 2007 Real estate consultant/appraiser with the firm D.J. Penwarden Appraisals Ltd. Completed a wide variety of residential, commercial, industrial, agricultural and special use appraisals throughout the Niagara Region.
2002 - 2003 Summer work terms with Farm Credit Canada working in their valuation services division. Completed sales research and farm valuations in conjunction with senior appraisers.

Areas of Practice

RURAL AND AGRICULTURAL PROPERTIES

Reports have been prepared on a wide variety of general and specialized agricultural properties. These assignments have included dairy farms, swine farms, horse farms, mushroom farms, greenhouses, poultry farms, general cash crop farms and vacant agricultural lands. These assignments have been completed for mortgage financing purposes for existing improvements and planned improvements, divorce purposes under the Family Law Act and buildings taken back by the mortgage lenders upon default.

MULTI-FAMILY RESIDENTIAL BUILDINGS

Reports have been prepared on existing apartment structures. Projects ranging in size from 3 to 20 units have been valued, including those with a mixture of unit types including lower-level retail or office accommodation. These assignments have been completed for mortgage financing purposes for existing improvements.

INDUSTRIAL BUILDINGS

Within this category, buildings ranging in size from 5,000 to 75,000 square feet have been analyzed. These single and multi-tenant structures were occupied by a wide range of occupants including food processors, general manufacturers and warehousers. In addition to appraisals of improved industrial properties reports have been completed on vacant industrial land. These assignments have been completed for mortgage financing purposes for existing and planned improvements.

COMMERCIAL AND OFFICE BUILDINGS

Valuations within this segment of the market have included older core area and neighborhood mixed-use structures, retail strip malls and single-tenant structures. In addition to appraisals of improved commercial properties reports have been completed on vacant commercial land. A wide range of reports have been prepared for mortgage financing purposes of existing and planned improvements.

SPECIAL USE BUILDINGS

Valuations within this segment of the market have included gas stations, schools, churches, fitness facilities and community centers. These assignments have been completed for mortgage financing purposes for existing improvements.
