Experience
1986 to Present Real estate appraiser and consultant with the firm Valco Consultants Inc. created by Knowles, Lambert, Canning, Rosevear & Associates Limited (formerly Knowles-Lansink & Associates) and Tapping, Telford, Dorey & Associates Ltd. merging in 1995. Appraisal reports completed throughout Southwestern Ontario for a wide range of clients.
1979 - 1986 Area Manager, Mortgage Development Officer and Real Estate Appraiser with the Royal Trust Corporation located in the City of London. Completed appraisal assignments on a wide range of properties throughout the southwestern Ontario.
1975 - 1979 Real Estate Agent and Broker with Royal Trust Real Estate. Involved in Relocation appraisals for various Canadian and American Relocation companies for properties in southwestern Ontario.

Professional Designations
CRA Canadian Residential Appraiser and a member of the Appraisal Institute of Canada since 1979. Recertified under the mandatory continuing education requirements.

 

Areas of Practice

SINGLE FAMILY RESIDENTIAL PROPERTIES AND RENTAL BUILDINGS UP TO FOUR UNITS

Both form reports and narrative reports have been completed on different types of residential properties for a variety of circumstances and situations. Appraisals have been also completed for existing single family homes as well as on proposed residential buildings. Investment properties from a single unit to four unit apartment buildings have been completed throughout the southwestern Ontario region. The varied reports have been completed for various purposes including mortgage financing, power of sale, relocation purposes, estates and also for action involving the Family Law Act.

VACANT LAND

Within this category, most types of vacant land for residential uses and also for rental properties up to four have been appraised.

COURTS AND BOARDS

Appearance as an expert witness before the Ontario Municipal Board as well as in various court situations have been successfully undertaken as a result of varied appraisal assignments. Evidence was presented with regard to the potential impact a proposed townhouse development would have in regard to the existing, adjacent residential properties before the Ontario Municipal Board. Litigation support provided for Family Law Act appraisals were the primary reason for appearances in other courtrooms.
