DOUG DOREY, AACI, P.App, AIMA
REAL ESTATE APPRAISER AND INVESTMENT ANALYST

Born in the Niagara Peninsula, Doug is an Accredited Member of the Appraisal Institute of Canada and an Associate Member of the Institute of Municipal Assessors of Ontario. He has lectured at Fanshawe College for the Urban Affairs and Real Estate Program.

Doug has been appraising real estate since 1973, with experience in commercial, office, industrial, multi-family and a variety of special-use properties. His real estate appraising career began with a major financial institution where he was an Area Manager responsible for valuing industrial, commercial and investment projects throughout Southwest Ontario.

Doug specializes in valuing retirement and nursing homes (long term care facilities), together with large multi-tenant office and retail complexes. He is well versed in the use of discounted cash flow analysis.

During the past eight to nine years Doug has been involved in over 350 appraisals of retirement and/or nursing home throughout the Provinces of Ontario, British Columbia, Alberta, Saskatchewan, Manitoba and New Brunswick. Reports have been prepared on well managed facilities, together with those projects troubled with poor management, significant vacancy and falling income levels. Doug has provided litigation support and given expert testimony before the Courts pertaining to retirement home properties.

Appraisals have been conducted on commercial properties consisting of single tenant retail buildings, multi-tenant commercial plazas and enclosed shopping malls throughout the Province of Ontario. Doug has also appraised an enclosed mall in Saskatchewan.

Appraisals on office buildings include single tenant projects ranging in size from small users to owner occupied users in excess of 600,000 square feet. Class 'A', multi-tenant projects in excess of 600,000 have also been appraised.

Doug has provided expert testimony before the courts together with mediation and arbitration boards.
